Q What is Legal Expenses Insurance?

A

Legal Expenses Insurance will protect your legal rights upon breach of the tenenancy agreement. It will cover legal costs over unpaid rent, damage to property and removal of squatters.

   
Q Do I need to use a particular tenant referencing company?

A

No, providing a licensed credit referencing agency perform the credit checks and they must complete all of the checks listed in the policy document.

   
Q Do I need to obtain a credit check for every tenant?

A

Yes, a credit check and relevant references must be obtained for each and every tenant named in the Tenancy Agreement(s), including marital spouses. The policy will exclude any dispute with an occupant in the property that is not a named tenant and has not passed a tenant reference.

   
Q When is the best time I can take out this policy?

A

Ideally before inception or renewal of the tenancy agreement. If the Tenancy Agreement commenced or was renewed prior to the start of the policy you cannot make a claim within the first 3 months of the policy.

   
Q What types of tenant are acceptable for the Legal Cover sections?

A

Working Persons as long as the Tenancy Agreement is directly between landlord & tenant and the tenant has passed a tenant reference. Students and persons claiming DSS benefits are only acceptable if they have passed a tenant reference and are guaranteed (by way of a guarantor agreement correctly assigned to the Tenancy Agreement) by a person/organisation that has also passed a tenant reference.

   
Q My tenant has a County Court Judgement, does this make a difference?

A

Tenants with County Court Judgements’s are not accepted under the landlords legal conditions but are fully accepted under our emergency home assistance cover.
